GLP Development Co.’s subsidiary GLP 310 IP broke ground on 310 Innovation Blvd., a 30,000-square-foot office building and research center located within the Innovation Park at Penn State in State College, Pa. Upon completion, Morgan Advanced Materials’ Carbon Science Centre of Excellence will occupy 10,800 square feet at the building which is expected to come online in late-2017.

The groundbreaking for building 310 is another critical step in seeing the Carbon Science Centre of Excellence to fruition. The center itself can serve as a building block for economic growth; and the new building at Innovation Park is an important asset to have in the ongoing, collective effort to bring future business investment to Centre County,” Vern Squier, president & CEO of the Chamber of Business & Industry of Centre County, said in prepared remarks.


Located west of 230 Innovation Blvd. and east of 328 Innovation Blvd., the master plan for Innovation Park encompasses roughly 1.4 million square feet of development, one million of which is already completed. The park offers office and research spaces, being situated on a 118-acre land parcel. GLP—the park’s owner—is also the developer of 310 Innovation Blvd., which includes office, research & development and light manufacturing spaces. The $17.3 million project’s design builder is Clayco, and Forum Studio serves as architect. CBRE is the project manager, while Affinity Connection is marketing the property on behalf of the owner.

310 Innovation Boulevard is our fifth building in Innovation Park, and our first designed to be a flexible use building for research, labs, light assembly and office activities. Also a first, the building will be constructed using tilt up panels which will be cast on site,” Robert Barron, CEO of GLP Development, said in prepared remarks.
